C. Coleman, Jr., MAI, SRA is a dedicated professional member of
the Appraisal Institute. Earning an Appraisal Institute designation
is not easy, and members are proud of their accomplishments. In
fact, fewer than 15% of all licensed or certified appraisers have
earned the right to be called Appraisal Institute members. Appraisal
Institute membership requirements exceed state and federal requirements
in terms of education, experience, Code of Ethics, and Standards
of Professional Appraisal Practice. To become designated, an appraiser
must:
Demonstrate
knowledge of the fundamental principles of real property appraising
by passing a series of rigorous examinations.
Display
technical skills in various appraisal assignments.
Prove
the ability to produce succinct, well reasoned valuations and
reports that conform to the Appraisal Institutes strict
Code of Professional Ethics and Standards of Professional Appraisal
Practice.
Hold
an undergraduate degree from a four-year accredited college (or
comply with specified alternatives).
Members of the Appraisal Institute form a network of
highly qualified professionals throughout the United States and abroad.
They are identified by their experience in and knowledge of real estate
valuation and by their adherence to a strictly enforced Code of Professional
Ethics and Standards of Professional Appraisal Practice.
Code of Professional Ethics
Real estate is one of the basic sources of wealth in the global economy.
Therefore, homeowners, business entities, governments, individuals,
and others who own manage, sell, purchase, invest in, or lend money
on the security of real estate must have ready access to the services
of Appraisal Institute Members who provide unbiased opinions of value,
as well as sound information, analyses and advice on a wide range
of real estate issues. The services of Appraisal Institute Members
are vital to the well being of our society and the global economy,
and foster economic growth, stability, and public confidence. Because
of this vital role and the commitment of the Appraisal Institute Members
to professionalism the Appraisal Institute has adopted its Code of
Professional Ethics to establish requirements for ethical practice.

The Appraisal Institute is the acknowledged worldwide leader in residential

and professional membership designation programs. Its extensive curriculum
of courses and specialty seminars provides a well-rounded education
in valuation methodology for both the novice and seasoned practitioner.
Membership is open to appraisal practitioners as well as to individuals
from allied fields. Designated members may hold the MAI, SRPA or SRA
membership designation. Currently, the Appraisal Institute confers
one general (commercial) designation, the MAI, and one residential
designation, the SRA. The associate member category is for individuals
who engage in activity governed by the Uniform Standards of Professional
Appraisal Practice. Affiliate membership is open to individuals who
are not performing USPAP-related work but wish to be allied with the
Appraisal Institute such as bankers, attorneys, and government agency
representatives.
| Appraisal
Institute designated members have met rigorous requirements
relating to education, testing, experience and demonstration
of knowledge, understanding and ability. Most designated
members hold one or more of the following designations:

The MAI
membership designation is held by appraisers who are
experienced in the valuation and evaluation of commercial,
industrial, residential and other types of properties,
and who advise clients on real estate investment decisions.
The current requirements that an appraiser must fulfill
to receive the MAI designation are as follows:

Education: |

Receive
a passing grade on 11 examinations that reflect 380
hours of classroom instruction and that test the appraiser’s
knowledge of basic and advanced appraisal principles,
procedures and applications; report writing; valuation
analysis and standards of professional practice. |

Receive
a passing grade on a four-module, two-day comprehensive
examination. |
| |
Hold
an undergraduate degree from a four-year accredited
educational institution. |

| Experience: |
| |
Receive
credit for 6,000 hours of experience, including 3,000
hours of specialized appraisal experience, all of which
must meet strict criteria. |

|
| Demonstration
Report: |
| |
Receive
credit for a demonstration appraisal report relating
to income-producing property that demonstrates the ability
to present a properly supported value estimate or opinion
evaluating the nature, quality or utility of a parcel
of real estate or any interest in, or aspect of, real
property, including handling physical incurable depreciation,
or fulfill an approved comparable alternative.

The SRA
professional membership designation is held by real
estate solutions providers who are experienced in
the analysis and valuation of residential real property.
The current requirements that an appraiser must fulfill
to receive the SRA designation are as follows

hours of classroom instruction and that test the appraiser’s
knowledge of appraisal principles, residential valuation
techniques, report writing and standards of professional

| Experience: |
| |
Receive
credit for 4,000 hours of experience, including 2,000
hours of residential appraisal experience, all of which
must meet strict criteria. |

credit for a demonstration appraisal report relating
to a residential property that demonstrates the ability
